  • Reservation Agreement and Buyer’s Information Sheet (RABIS)
  • Mortgage Redemption Insurance (MRI)
  • Site Development/Floor Plan (with highlight on unit location to reserve)
  • General Unit Specifications
  • MatchMo Consent Form (form to identify if balance will be paid through Bank financing)
  • Purchase Agreement (PA) - if sale is subject to sales promotion

How to Avail a Housing Loan via Bank Financing

Hello! Thank you for inquiring about our bank financing options. With 15 years of experience in the real estate industry, I am here to guide you through every step of this process to ensure a smooth and successful approval.

Bank financing is often the preferred choice for many buyers because it offers lower interest rates and longer payment terms (up to 20–25 years), making your monthly amortization more affordable.

📋 The 5-Step Bank Loan Process

  1. Pre-Qualification: We will initially assess your income, age, and credit standing to determine the loan amount you are likely to be approved for.

  2. Submission of Requirements: You will provide the necessary documents (listed below) for the bank's formal evaluation.

  3. Bank Appraisal & Processing: The bank will evaluate the property and conduct a credit investigation. 

  4. Letter of Guarantee (LOG): Once approved, the bank issues an LOG to the developer, confirming they will pay the balanced amount.

  5. Loan Takeout & Move-in: You will sign the loan documents (Deed of Assignment/Mortgage), pay the bank fees, and once the loan is released, we can proceed with the turnover of your unit if the unit is already ready for occupancy! and if still zero construction you have option to stop payment waiting for the fully construction of you unit then subject for re-evaluation of your application.

1. Basic Requirements (For All)

  • Filled-out and Signed Bank Application Form

  • Photocopy of 2 Valid Government IDs (with 3 specimen signatures)

  • Marriage Contract (if married) or Birth Certificate (if single)

  • TIN Number-Verified

  • Latest Proof of Billing (Meralco, Water, etc.)

2. For Locally Employed

  • Latest Certificate of Employment (COE) with Compensation details

  • Latest 3 months of Payslips

  • Latest Income Tax Return (ITR / Form 2316)

3. For Overseas Filipino Workers (OFWs)

  • Contract of Employment (authenticated by the Philippine Consulate/POEA)

  • Proof of Remittance (latest 3 months)

  • Special Power of Attorney (SPA) – I can provide the template for this.

  • Photocopy of Passport (with entry and exit stamps)

4. For Self-Employed / Business Owners

  • Business Registration (DTI or SEC)

  • Articles of Incorporation and By-Laws

  • Audited Financial Statements for the last 2 years

  • Income Tax Return (ITR) for the last 2 years

  • Latest 6 months of Bank Statements
